What a roof costs here

Roof pricing moves with size, pitch, how complicated the shape is, the condition of the decking underneath and the material you choose. Fill in what you know and you'll get a rough idea of where an asphalt shingle roof lands, tear-off included. Nothing to fill out afterward.

The footprint of the house, not total living space. A two-story 3,000 sq ft home usually has a ~1,500 sq ft footprint.

  • Asphalt architectural shingle. Metal, slate and flat roofs price differently — call for those.
  • Assumes one layer coming off and sound decking underneath.
  • Rotted plywood, chimney work and skylights are priced separately, with a photo before anything gets replaced.
  • Approximate only. A firm price is issued in writing after an on-site measurement.

Roof leaking right now?

Emergency tarping and same-week inspections after wind and storm damage. Call before you file — photos taken before the tarp goes on are what get claims paid.

Who you're hiring

Owner operated

Lou's Home Services is owned and operated by Luigi Sinapi, whose career has been spent entirely in roofing and siding — with local family shops here in the valley and with some of the largest roofing contractors in the country, including slate at West Point and on landmark buildings across the region.

The shop is small on purpose. The person who measures the roof is the person who prices it, schedules it, and answers the phone.
